Post acquisition repositioning strategies are implemented to unlock each property's value potential. Our geographic focus is primarily the Southern California urban core. By transforming neglected properties into productive, safe housing, we are proud to be a positive force against urban blight.

USPI has a long tradition of funding its business activities exclusively with internal working capital. Recently, in order to capitalize on all opportunities that may arise, strategic partnerships have been formed. Our first joint venture established January 2011 has been a resounding success and is providing impressive returns in-line with our high expectations. Other joint venture partnerships are in the process of being formed.

Distressed Housing

Buy and Sell Strategy: Buy residential properties at deep discounts and reposition the properties through extensive capital improvements, and resale within 5 months for capital appreciation.

Buy and Hold Strategy: Buy selective residential income properties through distressed sales, renovate to rent-ready status and employ effective property management practices with 3-5 year hold period for income & capital appreciation. All indications are that demand for rental housing will continue to increase into 2012 and beyond.
