Urban Street Properties, Inc. (USPI) is a fully integrated real estate investment company that has acquired, developed and repositioned several hundred 1-4 unit residential properties.
There are distinct advantages to providing urban located, entry-level housing. Despite recent economic dislocations, housing demand remains relatively steady. Repositioned properties are sold at prices low enough to qualify for the more widely accessible and lower-interest rate, conforming loans. Also helping demand is the availability of low-downpayment government programs like FHA. The proximity to job centers, immigration and new household formations also buttress demand. In addition, as the housing stock grows older, there is a growing demand for renovated housing with updated amenities.
USPI utilizes their expertise in acquisition, construction, property management and marketing to proactively maximize value to each property they own. Opportunities in the distressed residential market are by nature, whether purchased individually or in bulk, scattered geographically and require flexibility and a high-touch approach. Each property presents its own set of challenges and opportunities. Prior to an acquisition, USPI maps out an exit strategy for the prospective property and then executes that plan in a timely manner.
Founded in 1996 by Robert Compean, USPI is headquarted in Newport Beach, CA. Robert oversees all activities of the firm, but primarily directs asset acquisitions. With over 20 years real estate experience, he has worked in many facets of real estate including trust deed investments, developer feasibility studies and as a licensed CA residential appraiser and licensed CA Real Estate Broker.
